Al Ansab has grown from a relatively quiet, still-developing community into one of the more actively transacted residential areas in Muscat — and the reasons come down to price point and yield potential.
Compared with Al Mouj, Qurum, or Muscat Bay, Al Ansab offers meaningfully lower per-square-metre pricing, which has made it a common starting point for first-time investors and end users working with a more moderate budget.
The area's location relative to the wider Muscat metro area, combined with a large and still-expanding supply of studios and one-to-two bedroom apartments, has supported consistent rental demand — particularly among tenants who want reasonable rent without a long commute to multiple parts of the city.
Al Ansab won't suit everyone — it's not a waterfront or ultra-central address — but for buyers prioritising yield and accessible entry pricing, it remains one of the more consistently active parts of the market.
