The Oman buying process is fairly structured once you know the stages, but it can feel opaque the first time through. Here's the general shape of it, whether you're buying resale or off-plan.

1. Agree terms and pay a reservation deposit

Once you've settled on a unit, you'll typically sign a reservation form and pay a small deposit to take the property off the market while contracts are drawn up.

2. Sign the Sale and Purchase Agreement

This sets out the price, payment schedule, and handover terms in full. For off-plan purchases, it will also reference the construction milestone schedule tied to further payments.

3. Complete due diligence and arrange financing

If you're financing the purchase, this is when mortgage approval is finalised. For resale property, it's also worth confirming there are no outstanding service charges or disputes tied to the unit.

4. Transfer of title

The final step is the official transfer of title at the Ministry of Housing and Urban Planning, where remaining funds are paid, the new title deed is issued, and — for resale — the keys typically change hands.

It can feel like a lot of moving parts, but each stage exists to protect both sides of the transaction — understanding the sequence in advance makes the process far less stressful.
