A great view or a beautifully staged unit will always make an impression — that's fine, but pause before it drives the decision. Pull up comparable recent sales or rents in the same building and check the price actually lines up with what's happening around it.
Don't rely solely on a listing agent's summary for anything that materially affects your decision — ITC status, service charges, or outstanding fees on a resale unit. A quick direct check with MHUP or the developer can save an unpleasant surprise later.
From the initial reservation form through to final transfer, each document carries real commitments. Take the time to read them properly, and have a licensed conveyancer review anything you're not fully clear on before signing.
Even buying to live in long-term, it's worth considering resale or rental appeal from day one — layout, natural light, amenities, and transport proximity all affect how easily you could exit the property if your plans change.
None of this needs to slow you down unnecessarily — but a first-time purchase you've properly checked at each stage is one you're far less likely to regret a year in.
